Ingenia Communities has expanded its Queensland footprint with the acquisition of a new land lease community site in Townsville’s North Shore precinct.
The 13.3 hectare site is located in Burdell, around 12.5 kilometres from the Townsville CBD, within one of Queensland’s largest masterplanned communities.
The site was acquired from North Shore Townsville developer Oreana and will form part of Ingenia’s Lifestyle portfolio, subject to development approval.
Plans indicate the future community will cater to over 50s residents and include a range of lifestyle and recreational amenities.
Civil works are anticipated to begin in the second half of 2026, with the first homes expected to commence construction in 2027.
Why it matters
The acquisition strengthens Ingenia Communities’ development pipeline in Queensland, which remains the group’s strongest performing state.
Townsville continues to be positioned as a major regional hub, with growth supported by defence, health, education, and logistics sectors.
Ingenia Communities CEO John Carfi said the acquisition represented an important step in the company’s regional expansion strategy.
“Townsville is one of northern Australia’s most important hubs, with strong fundamentals across defence, health, education and logistics,” he said.
“With a population a little over 200,000 and continued demand for diverse, attainable housing options, North Shore is an ideal location for our next land lease community.”
Local impact
The proposed community will add a new housing option for seniors within the established North Shore precinct.
North Shore spans more than 900 hectares and combines residential, retail, education, and community facilities alongside extensive parklands and open space.
The Ingenia site benefits from close proximity to existing amenities, including Woolworths and Aldi supermarkets, Bunnings, a GP super clinic, a tavern, and cafés.
Oreana Group has also flagged future stages for the North Shore Town Centre, supporting ongoing growth in the area.
Oreana Managing Director Tony Sass said the inclusion of Ingenia Communities aligned with the broader vision for North Shore.

Mr Carfi said Townsville’s long-term outlook made it a compelling location for future investment.

Ingenia Lifestyle was established in 2013 by Ingenia Communities Group.
The group owns, operates, and develops seniors housing communities across New South Wales, Queensland, and Victoria.
More than 4,500 seniors currently live in Ingenia Lifestyle communities across 22 locations nationwide.
The land lease model allows residents to purchase a new home while leasing the land, removing stamp duty costs and lowering the entry price.
What to look for next?
The project will progress through planning and development approval stages.
Subject to approvals, civil works are expected to begin in the second half of 2026, followed by home construction in 2027.
