What’s happening?
Lincoln Place has appointed Glenn Sexton Constructions to build the first stage of homes at Lincoln Lifestyle Northern Beaches in Mount Low.
The appointment follows major progress on early civil works at the new over-50s lifestyle community, about 10 minutes from Townsville’s CBD. Mendi Constructions has already completed key groundwork, including the entry road and bulk earthworks across the site.
The community will include purpose-built homes for over-50s, as well as a resort-style Clubhouse and Wellness Centre precinct for residents. The Lincoln Lifestyle Northern Beaches Sales Centre is now open at 111 Sanctum Boulevard, Mount Low.
Why it matters?
The appointment keeps the next phase of the project with a North Queensland builder and supports local jobs across the construction pipeline.
Lincoln Place Chief Executive Officer Paul Yeo said the community was a major investment in the region, not just a housing project.
“Lincoln Place communities represent more than just purpose-built housing for over-50s, they are a significant investment in the local economy,” Mr Yeo said.
“Mendi Constructions has laid a strong foundation for the project through early civil works, with the entry road poured, bulk earthworks complete across the site and stage one internal civils expected to be completed mid-year.
“Following our tender process, we’re proud to appoint Glenn Sexton Constructions to deliver the next phase of Lincoln Lifestyle Northern Beaches, continuing to support local jobs across the construction pipeline, and putting over-50s in the region a step closer to calling this new lifestyle destination home.
“With more than 25 years of experience building in North Queensland, Glenn has an established network of local trades who will bring this project to life, with construction on the first homes to commence in the coming weeks.”
Local Impact
The project brings more work for local trades and more housing choice for older residents looking to downsize in the area.
Glenn Sexton, Constructions Director, said his team was drawn to the long-term vision for the Mount Low community.
“We were drawn to the vision behind Lincoln Lifestyle Northern Beaches,” Mr Sexton said. “It’s not simply about building homes; it’s about creating a lifestyle-focused community in one of Townsville’s fastest-growing regions.
“The quality, the long-term investment in the area and the opportunity to be involved in a project that will positively shape the community for years to come makes it a very exciting opportunity for us.”
Mr Sexton said his team understood the responsibility that came with taking on a project of this scale.
“There is a real sense of responsibility that comes with being entrusted to build a project of this scale, and our focus has always been on building with integrity, maintaining strong client relationships and producing a finished product we’re proud to stand behind,” he said.
“We’re looking forward to delivering homes that reflect the quality and lifestyle expectations of residents while contributing to the broader vision Lincoln Place has for the community.”
By the Numbers
- The Lincoln Lifestyle Northern Beaches community is valued at $200 million, making it a major investment in Mount Low.
- The masterplanned community will include 360 lots, adding more over-50s housing choice in Townsville’s Northern Beaches.
- About 75 people are expected to be employed across trades and services during the first stage of construction.
Zoom In
The first homes have been designed for Townsville’s tropical climate, with layouts and materials chosen to support airflow, natural light and energy efficiency.
Mr Yeo said designing for local weather conditions was essential in North Queensland, where heat, humidity and seasonal weather all shape daily living.
“Designing for local conditions is critical in North Queensland. These homes incorporate features that respond to heat, humidity and seasonal weather patterns, ensuring residents stay comfortable all year round,” he said.
“Importantly, it’s creating new opportunities for over-50s to downsize close to local beaches, weekend markets and pocket parks, with an abundance of private resident amenities on-site.”
Located within the Sanctum residential masterplan, Lincoln Lifestyle Northern Beaches will sit close to local parklands, Deeragun Village and nearby services. Bushland Beach is about eight minutes away, while Townsville’s city centre remains within easy reach.
Zoom Out
The project reflects growing interest in land lease communities among over-50s who want to downsize while keeping access to lifestyle amenities and a connected neighbourhood.
Mr Yeo said the model already supports thousands of residents across Lincoln Place communities in Australia.
“Our land lease model is supporting more than 3,000 people living in Lincoln Place communities across Australia to downsize without compromising,” Mr Yeo said.
“Residents at Lincoln Lifestyle Northern Beaches will benefit from no entry or exit fees, no stamp duty, no body corporate or deferred management fees, and no council rates, with just utilities usage and a single weekly site rental fee that also covers the upkeep of high-quality lifestyle amenities.”
What To Look For Next?
Construction on the first homes is set to begin in the coming weeks, while stage one internal civil works are due to be completed mid-year.
As work continues, Lincoln Lifestyle Northern Beaches will move closer to opening a new downsizing option for over-50s in Mount Low.
